Start with the roof surface
Use the roof surface area, not the building footprint. Check the units. Add the waste allowance separately.
Make the scope comparable
Ask each roofer to list materials, old-roof removal, repairs and cleanup. Compare quotes for the same work.
When a price range is available
A price range needs enough roof data and a supported local pricing model. The report lists its assumptions. Limited-data reports do not show replacement prices.
